NOTES FROM THE PRESIDENT Welcome CMR Homeowners to the new Cross Mountain Ranch Newsletter. In the upcoming months I will use this space to alert and inform you of News and Events that could affect our Homeowners Association and Quality of Living. I feel we are blessed to live in a community that is still hidden in the fast growing Northwestern part of Bexar County. New housing and commercial developments are just around the corner and over the next hill; all heading our way. We have a very active Board of Directors group that meets the 1st Tuesday of each month to discuss these and other issues. We need your ideas, solutions and assistance to insure Your Association continues to respond to issues that affect Cross Mountain Ranch. Regards, Steve Surratt President CMR HOA
Article Info The Cross Mountain Ranch Newsletter is mailed monthly to all Cross Mountain Ranch residents. Residents, community groups, churches, etc. are welcome to include information about their organizations in the newsletter. Personal news for the Stork Report, Teenage Job Seekers, recipes, special celebrations, and birthday announcements are also welcome. To submit an article for The Cross Mountain Ranch Newsletter please email it to cmrnews@ crossmountainranch.org. The deadline is the 20th of the month prior to the issue.

cross mountain ranch Architectural Review Committee General Guidelines These guidelines are prepared as general information to assist Cross Mountain Ranch lot owners in preparing items for submission to the Cross Mountain Ranch Homeowners Cooperative, Architectural Review Committee. In the event of conflicts with the Cross Mountain Ranch Deed Restrictions, the Deed Restrictions have precedence. GENERAL GUIDANCE 1. Construction shall be completed within one year from the start. 2. No construction prior to 7:30 a.m. and after 6:30 p.m. 3. No construction on Sundays and Government Holidays 4. Appropriate latrine facilities during construction 5. Appropriate dumpster on-site during construction and litter/trash control on the construction site NEW HOMES 1. The total heated/cooled square footage shall exceed 2,500 square feet except those lots noted in the Deed Restrictions. 2. The new home must meet the Deed Restriction setback requirements of 75 feet from the front property line (approximately 95 feet from the edge of the road pavement) and 25 feet from the side and back property lines.

3. The exterior of the house shall be at least 50% masonry. 4. The roofing material shall comply with the Deed Restriction requirements. 5. Exterior lighting should be installed and shielded to cast light downwards in order to not create a problem for neighboring homes. GUEST HOMES 1. The total heated/cooled square footage shall not exceed 1,000 square feet. 2. The guest home shall be no further forward on the lot than the main dwelling and shall be no closer than 25 feet from the side and back property lines. 3. The architecture, exterior, and roof of the guest house should match the main dwelling. STORAGE BUILDINGS 1. The storage building home should be no further forward on the lot than the main dwelling and shall be no closer than 25 feet from the side and back property lines. FENCES 1. Materials of construction for the front and first 75 feet of fencing (measured from the front property line) shall comply with the Deed Restriction requirements for materials and style. 2. The material used for the front fencing must extend down the sides of the lot to at least 75 feet from the front property line. 3. “Pipe Fencing” is not an approved type of material for front fencing. 4. Alternative fencing materials (chain link, wire fencing, etc.) may be used on the back portion of the lot beyond 75 feet from the front property line. POOLS 1. In ground pools do not require Architectural Review Committee approval. 2. Any above ground structures (cabanas, wood decks, etc.) do require Architectural Review Committee approval. 3. Pools should adhere to the Deed Restriction setback requirements of 75 feet from the front property line and 25 feet from the side and back property lines.

cross mountain ranch Water And Cross Mountain Ranch Public Notice from the Trinity Glen Rose Groundwater Conservation District
The Trinity Glen Rose Groundwater Conservation District is advising all district residents of the EXTREME DROUGHT alert for Bexar County and the surrounding areas. The District is hereby declaring STAGE 1 water restrictions in compliance with our drought contingency plan. The Palmer Drought Severity Index (PDSI) which is an index of meteorological drought takes into account hydrologic factors such as precipitation, soil moisture, and evaporation. Current PDSI index reading for the TGR area is Extreme. This drought indicator can be viewed at: http://www.txwin.net/ Exceptional drought conditions in San Antonio and South Central Texas are expected to extend into the spring and summer. Rainfall deficit for 2008 was over 50% with measurable precipitation at only 13.76 inches. The Groundwater Conservation District encourages all water users to use water conservation measures in these dry times. A list is provided below: Water Conservation Measures 1. Limit water use to essential domestic activities.

2. Avoid the use of sprinklers and sprinkler systems. 3. Water plants/lawns with a hand held hose only. 4. Wash only full loads of dishes and laundry. 5. Fix any water leaks immediately. 6. Limit residential irrigation to once per week. 7. Buy a rain barrel or a cistern and collect the water from your gutters to water lawns and plants. 1,000 sq. ft. of roof will capture about 600 gallons of water from 1 inch of rain. 8. Sweep driveways and sidewalks with a broom or a leaf blower instead of hosing/spraying them off. 9. Avoid aesthetic water uses such as fountains and water gardens. As the year progresses the District will continue to provide the citizens of Bexar County with updates on drought conditions, educational information, and more information on water conservation.
