Goings On in Kings Manor: IMPORTANT NOTICE CONCERNING WASTE SERVICE BILLING

Effective April 2007 the garbage collection fee will be added to the Sewer portion of the Water Bill. No more quarterly payments to Waste Management and no more stickers to place on your garbage can. The charge for Garbage Collection will be $11.25 monthly, added to the Sewer portion of the Water Bill. Collection days will remain Mondays and Thursdays only. Continue to use your garbage can with sticker until April.

Important Information: PLEASE READ!

Per the community’s deed restrictions, all Kings Manor/Park at Kings Manor residents are required to fill out an architectural application prior to the beginning of any exterior improvements on their property. This includes but is not limited to – painting of the home; installing patio covers, pools, fences, satellite dishes; driveway extensions; window screens; large scale landscaping and etc. To more effectively serve the community, the Board of Directors has elected to engage SCS Management Services to process all architectural applications. EFFECTIVE APRIL 1, 2007, the Kings Manor HOA will charge a $5.00 processing fee on ALL architectural applications. If the processing fee is not received with your application, the application will not be processed and will be returned until the fee is received. As a reminder it is REQUIRED that an approved application is received PRIOR to commencing any work. Beginning work without approval could be a costly measure on the individual’s part. The Park at Kings Manor community meets quarterly the fourth (4th) Thursday of the month at the clubhouse starting at 7:00 pm. Please plan on attending these community meetings.

Recycling

Recycling within a community is ALL or none. The cost for recycling is approximately $3.50 per home per month. This is in addition to the current amount being paid. With approximately 1100 homes currently in Kings Manor only 23 residents replied to our email survey noted in the December newsletter. With the majority of residents not in favor of a recycling program, it does not warrant pursuing this subject. If you would like the association to pursue recycling you will need to get a petition with 10% of the resident’s signatures, (110) and the Board will pursue it.

Helpful Safety Hints

1. Keep a look out for strange vehicles and individuals who don’t belong on your street and in your neighborhood. 2. Know your police numbers, not just 911. Use the police number to report suspicious activity. (936-760-5800) 3. Lock your doors, close your garage doors and keep your fence gate shut and locked. 4. Light your yard at night. (Front and Back) 5. Keep your shrubs trimmed back. Don’t leave a place for someone to hide behind or have hidden access to your windows. 6. Report solicitors. There shouldn’t be anyone knocking on your door, especially after dark.

Upon receipt of your form, the association will respond as quickly as possible. Compliance with our community guidelines is greatly appreciated. Kings Manor Neighborhood Concerns

Recently we have had an unending practice of “wrapping” in Kings Manor. The “fun” of toilet papering homes. I am sure most adults feel that homes being “wrapped” between friends is ok, from time to time. But lately it has gone too far. Properties have been vandalized by eggs, “borrowed” builder signs, trees, trash and other things that they find. Cars have been scratched, house paint ruined, and plants broken. Remember there are repercussions of destroying other people’s property, even when it was done in “fun”. Parents please pass this on to your children so we can try to control it, thank you. Lets watch out for our neighbors, not just ourselves. If you see something that looks suspicious, pass it on to your neighbors so we can all be on watch. Let us know so we can pass on the information to our email connections within our community. If you think it is a police matter, call them ASAP. If you have any concerns or questions about Kings Manor, please contact Amanda at [email protected], the Kings Manor Advisory Board at [email protected] or plan to attend a meeting on the 3rd Thursday of each month.

CLUBHOUSE RENTAL

To use the Kings Manor clubhouse for your personal parties call Debbie Hays @281-358-2459.  All HO fees must be currently paid up.   Fee is $85 for the day with a $100 deposit. Payments and bookings must take place NO LATER than 7 days prior to the date of your party.
