• The best chance for selling your property is within the first 7 weeks. • Studies show that the longer a property stays on the market, the less the seller will net so it is very important to price your property at a competitive market value at the signing of the listing agreement.

TIME ON MARKET Setting a realistic price from the beginning is very important when listing your home for sale. A property attracts the most attention, excitement and interest from the real estate community and potential buyers when it is first listed on the market. The graph illustrates that improper pricing at the initial listing misses out on this peak interest period and may result in your property languishing on the market and being viewed by agents and buyers as a “stale” listing. THE COMPARATIVE MARKET ANALYSIS The comparative market analysis is intended to graphically illustrate properties that closely match your property’s characteristics. It will help in finding a fair market value and deciding the proper listing for your home. Fair market value has been defined as the price the property will bring when the property is put up for sale in the open market by a willing seller, allowing time to find a willing buyer, with neither party under duress, both having full knowledge of all the uses and purposes to which the property is suitable.
